A 770! Well well well! That’s pretty awesome dude. 
1. Your initial plan is fine. It is true that your work experience is a bit on the low side. You would probably have a small advantage if you were to wait another year. I think this is up to you. If you think you still have plenty to learn at your current job, then take your time. Because it’s always good to go INTO an MBA with more knowledge, plus you are young and have plenty of time. But if you feel that now is the time for change, you can also apply this year.
2. I don’t think you will die, but I think you need to decide what is right for YOU. Don’t apply to both. Because they are different directions. If you want to go for the RE degree, go for it, if you want to go fro the MBA, go for that. For the record there are some MBAs that are very famous for real estate, like Columbia for example. But try and do research and decide what is better for you now.
3. Probably on your GMAT alone. But it’s hard to say because I would need more info - about you, your schooling, your extra curricular work, your volunteer work, etc. To be honest I think going to a Top 10 school will help you even if you go back to China, but if you want to spend ZERO years in the US, then yes, Asian MBAs make a lot of sense too.
4. You will be fine at HKUST. You have a nice profile and its easier to get into that S16 schools.
