4. The following appeared in a letter from a homeowner to a friend. "Of the two leading real estate firms in our town—Adams Realty and Fitch Realty—Adams Realty is clearly superior. Adams has 40 real estate agents; in contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago I listed my home with Fitch, and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams Realty.”
In this argument the author concludes that, of the two leading real estate firms in the town, Adams Realty is much better than Fitch Realty. To support this conclusion, the author point out that, the Adams has more agents and better sales than Fitch. In addition, the author reasons that he sold his home quicker when he listed it with Adams than with Fitch ten years ago. This argument is flawed in several aspects.
To begin with, the author falsely rests on the gratuitous assumption that the more real estate agents in one firm, the more superior it is. Without ruling out other factors or presenting stronger evidence the author cannot conclude that the 40 real estate agents in the Adam can offer better service than the 25 real estate agents in the Fitch. It’s quite possible that, the 25 estate agents in Fitch are much more effective than those in the Adams. And the part time agents in the Fitch firm probably are the top agents of the town who have the ability to serve for several companies. This makes the Fitch more reliable to the consumers. Thus, the Fitch may be a better choice for the consumers.
Secondly, the income information of the two real estate firms is intended to back the claim that the Adam made a better work in their field than the Fitch do. While, as we don’t know how these data come from, we can’t make sure that this survey is impartial. Even though the Adam has better revenue, they may not get a better profit. If the Adams has a higher operate cost, its profit margins may lower than the Fitch. Likewise, the author’s claim that the Adams’ home sales averaged $168,000, compared to Fitch’s $144,000 shows the Adams is of better sales, is insufficient. The sale of a hose mainly based on its quality and location. As the two firms may have different market positioning: the Adams could mainly sell the high-end houses, and the Fitch sells houses to the most common citizens with a fair price. So this statistics cannot be thought as a strong argument for the author’s claim.
The last but not least, the author assumes that nothing changed during the ten years. This assumption is clearly mistaken. Ten years ago, it takes 4 months for Fitch to sell his home, and the Adams takes one months to sell the author’s another house. With the development of economic, the demands for the real estate market probably increase a lot, and many people intend to buy houses for investigate but not just for living. For this reason, the hoses are sold much easier than ten years ago. Furthermore, the author’s two houses are also of different conditions. Ten years ago, the author may be just a bachelor who lives in a small old apartment far away from the downtown, not too much people interested in his house. But the house which is sold by the Adams last year may be a beautiful house with good neighbors and this is what the most people coveted. For these reasons, the Fitch may do a better job than the author think they can.
In conclusion, the author needs more powerful evidence to show that Adams Realty is a better choice than the Fitch. Only with a comprehensive and objective evaluation, the author’s friend would sell his/her home in the best price.
