拎包入住！$313一个月！转租佛罗里达大学UF附近卧室一间！适合UF夏季学生&访问学者

楼主是UF在读学生，因为通过UF项目夏季转学到英国曼彻斯特商学院，现有卧室一间以及基本家具打包转让。拎包入住！根据合同每月租金$313每人，包网。该房间是3B3B的户型，每间卧室有独立的bathroom以及closet。我的这间房bathroom和closet尤其大。租期从2013年5月1日开始到七月底。房屋具体位于2330 SW Williston Road，Gainesville，FL。 同住的另外两位室友是我的同学，会一直住到8月初。小区位于学校西南角的公寓区内，相对于其他临近小区而言，有如下优点：
1. 公共设施齐全，可以打台球，网球，篮球，沙排，还有三个游泳池，以及一个upgraded的健身房。电脑室自习室很安静，也很宽敞，有在家中书房的感觉。
2. 交通极其方便。步行5分钟以内有9,34,35,36,38,62路车经过，10分钟可以到达校园，5分钟可以到达买菜购物的地方，25分钟可以到达gainesville唯一的商场。
3.小区环境非常优美安静，白人为主，邻居热情。我在这里住的快一年的时间里，治安良好，家里没有出现过bed bug，也没怎么见到过虫子。
4. 房间宽敞，总面积有1250ft²。我的卧室里放一张两米宽的大床仍以及桌椅书架，外加两个托运箱依然很宽松！
5.可续租，房租会便宜很多！
6. 步行10分钟就是甘城唯一一个可以按月出租的小区，房租贵很多，如果8月以后还打算继续住几个月可以考虑搬到那里去，搬家很方便。

以下是具体主要条款：
Sublease one room with individual bathroom and closet in a 3B3B apartment.

1. The rent is $313 per month per person including internet.
2. Major furniture in the bedroom I bought and 1/3 share of all public furniture bought by my two roommates and me are for sell together with the rent. Please list the furniture in my room she needs apart from bed, desk and chair 1/3 share public furniture my roommates bought with me because it is included in the furniture package already. The price for this furniture package is $350. If you need more and I can provide that to you, I will add these items and tell you the price for these added items.


3. Official owner. Since you need to sign a contract with the leasing office with me to be the official owner of this room. You needs to pay $45 to the leasing office as application fee. I will leave Gainesville at April 30th, so I hope you can arrive early than April 28 so that we have time to do that.

4. Deposit. As long as you email me saying the $400 deposit is on the way, I will secure the room to you until you arrive. I want to make it clear that the $400 deposit consist of two parts: one is $240 deposit i have already paid when i sign the contract with them. for this $240 part I will not refund to you but the leasing office will refund to you at the end of the leasing because if you sign a contract with them, you are the official owner of this room! For the rest of the deposit namely $160, I will refund to you once you have paid everything including rent and furniture cost.

5. parking. there are enough parking space. you can drop by the leasing office to get a decal for your car.

6.  I can not help you make any other payment besides our leasing contract.  

7. to ensure transaction safety, please send me the copy of your official ID with picture on it and other proves which can show your identity.

8. Lease starts from May 1st to the end of Julyt. You can renew the apartment after that.

This is a lovely, safe, clean and quiet place with fabulous environment and wonderful management.

The other roommates are both current UF students from China. They are very easy going and nice.

UF students preferred, Chinese preferred. Bus 9,34,35,36,38,62 all set bus stop near the Polos apartment. Super convient for living and shopping!
