4.The following appeared in a letter from a homeowner to a friend. "Of the two leading real estate firms in our town—Adams Realty and Fitch Realty—Adams Realty is clearly superior. Adams has 40 real estate agents; in contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago I listed my home with Fitch, and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams Realty." Write a response in which you examine the stated and/or unstated assumptions of the argument. Be sure to explain how the argument depends on these assumptions and what the implications are for the argument if the assumptions prove unwarranted.
Grounding on the number of real estates agents and working conditions in two firms,basing on the different home sales and then building upo the implication that Adams(Ad) sold home much faster last year than the one in Fitch(Fi) ten years ago,the author accordingly suggest that his or her friend should choose Adams Realty to sell home.However,this argument seems reasonable at first glance,but is established on the assumptions that can hardly be confirmed convincing.
In the first place,the author unfairly assumes that Ad has more agents than Fi and many of agents in Fi work only part-time.Obviously,this mere fact cannot conclude that agents in Ad are better or more effective than Fi.It is entirely possible that despite part-time working,workers in Fi become more enthusiastic and fanatic to their jobs.They may treasure their limited time to work harder in order to sell more homes and earn more money.However,workers in Ad may have little pressure on lives,therefore severing their customers less effective or just working passively.It is also equally possible that because Ad has more workers,they may tend to shirk responsibility when failing to sell customers' homes for a long period time.Thus,without ruling out these possibilities,this assumption might be unwarranted.
Admittedly,what the argument should have dealt more carefully with is the assumption that home sales in Ad is much higher than in Fi.Yet this assumption fails to prove that home sales of houses in same size,structure and environment in Ad is higher than in Fi.Indeed,it is highly possible that houses sold in Ad are much better than in Fi.To be specific,those house may be in large size,constructed by new and firm materials or even in outstanding environment such as near sea or surrounded by schools and shops.As a consequence,these houses sell high reasonably because people are inclined to buy them in high price irrespective of whether quality of Ad service is good or not.In fact,the same house may sell in a higher price in Fi than Ad due to the fact that workers in Fi.Hence,the author should consider and eliminate the factors such as size,structure and geography position.Otherwise,I cannot accept the author's presumption.
Finally,the author's conclusion depends on another questionable assumption that Ad sold his or her home last year much faster than the other one sold in ten years ago.Clear,perhaps a number of individuals were in great need of buying houses one year ago,whereas there were few in demand of house ten years ago.In fact,if Fi had sold the same house one year ago,it might succeed in selling it less than one month.Or perhaps the house that the author sold last year is much better than the one ten years ago in regard to size,structure and so forth.Thus,more people wanted to buy the one a years ago and then offered a even high price that the author could accept.Hence,Ad sold it in a staggering speed,less than one month.
To sum up, there might be the need for more compelling evidence and reliable results of surveys, the collection of which is complex and difficult to conduct, to confirm the validity of the author's recommendation that his or her friend should choose Adams Realty in order to sell the home fast and at a high price. |
