The sufficient preparation will make the MBA tour overvalued for you. You'd better do the homework of the schools in which you are interested and prepare the questions in advance. Ask the questions freely and directly during the session, most admits are very nice and patient. At least, you can practice your communication skill that will be employed in the subsequent interviews. Even some of the questions are answered in an official mansion, you still can get some implication. No material is required in the session, but a card or resume may be useful sometimes--for my observation.
