I agree that it would serve the interests of majority residents to build a shopping center in our neighborhood. The shopping center will meet the purpose of solving the persistent problem that faced by areas far away from the center business district. Nevertheless, such a proposal may bring certain problems that must be carefully to minimize.
Consider convenience is the most important benefit that the new multi-function shopping center will bring to us. We will no longer rushing to downtown every time as we do before. When we need food and groceries, we can purchase at the supermarket that normally located at the basement of the shopping center; When we look for books we can go to the library or book store in the shopping center; When we want to send a parcel, there is a post office in the center; You also can find a bank in the shopping center in case you need cash or want to pay bills. If we are too busy to prepare dinner, we can treat ourselves at various restaurants in the center. We can do all of the above in one stop in the shopping center that is just 5 minutes walk away.
The new shopping center will also help to add value to our properties. When people consider buying a house, they will evaluate the environment first. Since people are busy working, most buyers prefer a place that is within easy reach of facilities such as school, subway station, and shopping center. According to the property market report of Singapore, the average selling price of apartments that nearby a shopping center can be $20,000 higher than those far from the shopping center. So the nearby new shopping center will not only benefit our daily life, but also help to increase the value of our investment in the long term.
As even the most beautiful rose has thorns, it is true that building the new shopping center will poses certain problems that must be addressed. First, the opening of various shops in the shopping center will increase the competition and lead to bankruptcy of neighborhood shops. But on the other hand, there will be a lot of new job openings in the shopping center. A second problem involves the risk that the transportation in and out of the shopping center will increase the opportunity of traffic jams and residents may find that it is difficult to find a parking lot in the neighborhood. While these are not reason enough not to build a shopping center, they nevertheless are concerns that planners must be aware of.
To sum up, given the above reasons, and since we can take all of the above disadvantages of the project in to consideration and find ways to solve those problems, my intuition is that building a new shopping center makes good sense and should be the correct choice.
