关于 there be 句型的单复数问题

在曼哈顿中有这样一个例子：
Wrong:There IS a young man and an older woman at the bus stop.

Flip it!：A young man and an older woman AREthere at the bus stop.

Right: There ARE a young man and an older woman at the bus stop.
这和THERE BE 句型的就近原则有没有冲突？
例如： There is a pen and two books
There are two books and a pen

manhattan的那个例子是说明一件事，就是there be句式实际上是一个把there提前的倒装句，他的谓语也就是be一定要跟主语一致，主语就是后面的a young man and an woman，那当然是要用are咯~
而LZ所说的那种there be就近的情况只出现与“there be A or B ”的情况。
