The following appeared in a letter from a homeowner to a friend.Of the two leading real estate firms in our town—Adams Realty and Fitch Realty—Adams Realty is clearly superior. Adams has 40 real estate agents; in contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams’ revenue last year was twice as high as that of Fitch and included home sales that averaged $168,000, compared to Fitch’s $144,000. Homes listed with Adams sell faster as well: ten years ago I listed my home with Fitch, and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a goodprice, you should use Adams Realty.

Write a response in which you examine the stated and/or unstated assumptions of the argument. Be sure to explain how the argument depends on these assumptions and what the implications are for the argument if the assumptions prove unwarranted.

本文攻击点:1.人数数据有误

                    2.财政报告不等于卖的高价

                    3.两栋房子不存在不等于卖的高效

                    4.其他选择

While it may be true that those who want to sell their home quickly andat a good price ought to choose Adams Realty, this author’s argument does notmake a cogent case for this choice and rife with holes and assumption, andthus, not strong enough to lead to his recommendation.

Citing statistics of real estate, the author reports that Adams has moreagents and more time to devote to real estate selling. It is not clear, however, the scope and validity of that compare. For instance, this comparisonjust take in agents number of each real estate but do not include how many timebe devoted to selling real estate individually or at all. The statistics alsoignore the scale of each real estate, and maybe, Fitch Realty is smaller thanAdams Realty and has a higher ratio of agents to revenue. We just do not know. Unlessthe statistic is overall and comprehensive, it cannot be used to effectivelyback the author’s argument.

Moreover, the author implies that Adams can sell a house at a higherprice than Fitch based on the comparison between the two real estates inrevenue and average home sales. While higher revenue and average home saleswould likely mean a higher price of one sold house, a concrete connectionbetween the price of a certain home and revenue of real estate is noteffectively made. Though there is the statistic comparison, we do not knowwhether the house they sold is the same. If Adams sold more luxurious andlarger house, it is sure that Adams would have a greater average home sale. Tostrengthen his/her argument, the author would benefit from implementing a morenormed investigation asking what kind of houses the two real estates sold.

Additionally, the author implies that Adams is more efficient than Fitchin selling a house based on the comparison between the two experiences ofauthor. While shorter time of selling a certain house may mean a moreefficiency of a real estate, a concrete conclusion of comparison in efficiencyis not effectively made. Though Fitch Realty sold a house in four months tenyears ago, and comparatively, Adams Realty sold another in one month last year,we do not know if the two houses are similar in location, price and decoration.More specifically, it is possible that ten years ago Fitch could not sell thathouse in a shorter time because of oversupply. To strengthen his/her argument, the author would benefit from implementing a more normed investigationreferring to other house they sold in the same year.

Building upon the implication that Adams Realty sells a house morequickly and at a good price than Fitch Realty, the author suggests that AdamsRealty is the best choice. If there is no other better choice, this may betrue. For instance, if there are only two firms in their town, it isconceivable that the friend of author could choose Adams. But if there are manyreal estate firms smaller than these two leading firms, this may not be true. Itis possible that those real estate firms are better on selling houses which arethe same type of author’s friend. Consequently, he would not choose Adams.

The friend of author may decide to choose Adams Realty to sell his homebecause of its high efficiency, good service and ability to sell it in a highprice. However, this author’s argument is not likely to significantly persuadethe friend to choose it.
